Bain Capital Real Estate - Culture, Comp, Hours, Etc...?
Just wondering what their stature is most recently. Would like an updated view on how they are, how well respected they are in REPE, culture, comp, WLB, and their future prospects. Are they on an upward/downward trend?

Yeah I'm sure they have a good reputation but they are relatively new players in the space. Then again so is KKR compared to BX. From what I can tell they exclusively invest through JVs. I believe they form partnerships with operators that are highly specialized in specific strategies/asset classes (mostly niche) to acquire/develop properties over a prolonged period under the created "brand" - the Genesis life science properties for example. I don't know anyone who works there so no inside scoop but I remember hearing somewhere that BCRE employees are assigned to work on one of these operating partnerships. Everything I said could be incorrect so if someone with better knowledge of the group knows better, please correct me.
You're right - Bain invests exclusively in programmatic joint ventures focused on niche/specialized asset classes. They are methodical and research driven, often spending >6 months evaluating a potential sector/strategy.
All of this is on the money. We just spent several months interfacing with them about a programmatic JV. I would say they are more thematic investors than niche investors, but can confirm they are super research/thematic driven and spend many months to diligence a GP and their strategy before moving forward. They also require a ton of control / exclusivity / focus on the strategy for the JV. I like their team, they are very commercial and sharp from my interactions with them. Also, they are pretty siloed - for example the hotel team focuses strictly on their segment.
Awful WLB, cash comp at associate level is around $300k

above 300 or below? Do you also know if Bain cap repe pays the same as corp pe and more generally at megafunds? (TPG, KKR etc)
Last I heard it was right at 300, but could be a bit higher now. From what I understand, true MF pay (even in RE) is a bit higher than this. I know Apollo is definitely above 300k for acquisitions.

Not sure where you heard this, but they grind incredibly hard. You aren’t getting paid above market comp, working at a super well regarded PE fund, and not grinding.
Bumping, really interested what people have to say. I've heard nothing but positive things and that they pay $450k+ all-in. Not sure where all these negative comments from.
