Tips to Boost Y1 NOI in ARGUS
I'm looking to juice Y1 NOI in ARGUS while still remaining credible. I have support to exclude a large tenant from the vacancy calc and to remove free rent. Any other little things that can add up? I'm trying to support a going-in cap rate for reference.

You need to add the zeros to the end
For reference, the property is fully leased so there's no room to push lease up assumptions in Y1
What kind of property is it? Can you add in a cell tower, RUBS (if multifamily), valet waste (if multifamily)?
Can you adjust management fee? Can you strip out any property level / owner specific admin expenses?
If not just add a misc revenue line item labeled "NOI increase". Lol
Ahhh, a fellow brokerage investment sales analyst! I've been there. Ok here we go, vacancy allowance > calculation methodology change from monthly vacancy to annual vacancy calculation. Can even remove vacancy until 1st major lease rolls over so think like 2-3 years into the cash flow.
Push analysis start date back as much as you can
