Texas REPE Job offer

Hi monkeys,

Needs a bit job advises here.

I have 4+ years of experiences, joined a ~300M AUM REPE out of business school, worked there for 3 years (from acquisition analyst to director), but was underpaid the whole time. so jumped to a ~5B AUM REPE last year as an analyst with TC 100k-120k. Now a local small REPE (~500M AUM) has offered me director position with 120k base + bonus of 25k/transaction.

Should I take it?

Adding to the post,

I am hesitant because I don't know if I should chase the money now, or wait for a better opportunity with a bigger firm. However, from the other posts on WSO, it looks like even the big firms are now paying very high, except NY

The guy has 4 years of experience, doesn’t speak great English, and his current title is “analyst”. This is probably a an ok job offer given the current environment. “director” at this firm likely means “associate”.

true story - Lone Star Funds, one of the largest REPE funds out there, pays less than this for analysts. Analysts who often times have 2-3 years of experience before joining. This isn’t a slap in the face. It’s not amazing comp, but it’s not a slap in the face.
