REPE debt fund - what kind of excel modelling is typical?
I'm preparing for an interview with a REPE Debt Fund (hence my prior posting regarding this topic). I was curious to know what types of financial models are typically used. The folks I'm interviewing with typically purchase portfolios of distressed assets, rarely individual properties.
Does anyone have knowledge or experience regarding what specific types of excel models will be typically used in this niche field of REPE?
maybe know how to price a loan to a yield, spread and % of par. also how to run through a foreclosure scenario

You should know how to run a take-out financing scenario. Also, once you have the pro forma you should be able to size it by DSCR and Debt Yield.

Are you in the industry/have experience? The modeling at debt funds can be pretty complex, it may be hard to learn it on your own. If this entry-level I wouldn't worry.
Are yiu acquiring or originating real estate debt? Sr, Mezz, pref or all three? The "modeling" shouldn't be that difficult, all you're doing is a building a p&l, stating you're assumptions behind your numbers (rent, vacancy, concessions, expense, TI/LC) finding dscr, debt yield, value, etc. If you have to calculate irr (I don't think you'll have to) it's pretty simple. Just google "excel irr"
