how to learn to be more entrepreneurial in RE

how to learn to be more entrepreneurial in RE? How can I learn the more grass-roots way of building a property portfolio?

Context: I've been in REPE before, and worked for big developers before. But there's a big difference between running spreadsheets for some big fund's property portfolio acquisitions and hunting for single apartment units or buying apartment buildings on one's own for the PA (personal account).

I've made a few semi-entrepreneurial moves: we bought 2 units in Shenzhen from a distressed seller for 50% below market. But that's a far cry from the folks that buy multiple apartments and fix them up on weekend for flipping or rent-out, or from the folks who buy tax lien properties from courthouse steps.  So how does one get started?
