How far would a geography/urban planning university degree take you in this industry? Can one become an "analyst"? I saw one of the comments in other threads saying you don't even need college for residential real estate?
I really have no idea about this industry ....yet...literally just googling differences between commercial and residential....

You'd be better off studying finance or economics with real estate electives. You don't need college for residential real estate if you want to be a sales associate.
Interesting, I came across a job posting as a "research analyst" where they specified urban planning/geo or commerce so I was wondering how common this is
That combination of geo/ planing would work in appraising, granted there are still a lot of numbers to learn.
It could work if you're industrious, seek out a few courses in finance and meet the right people. It will make things much easier if you just stick with econ or finance, though.
