This is the EXACT type of model I need. Willing to trade a fully functional MF model complete with an LTV stress test model. Please let me know if anyone has a development model to trade! Having a draw period for the senior secured would be a huge plus.

I've underwritten like a half a dozen loans to residential developers and/or builders. I've never run into a need for a real estate model, or at the very least I've never run into a need for a model that I couldn't throw together in 10 minutes in Excel. I've found that every loan request is radically different--size, structure, uses, etc. I'm racking my brain trying to understand how a model template could help with this transaction.

 

You can throw an extensive model template together in 10 minutes. Filling in the data could take a while, but you can get pretty detailed if you know what you're doing. I don't see how a generic residential development template is of any value given how drastically different deals can be.
