Found this interesting. Looked up their team and they run really lean. Anyone from Dallas have the inside scoop on their operations?

Interesting, these conversions are not even close to as feasible as the general public thinks they are. Something like less than 10 percent can be done.
Any idea on why such a small percentage is feasible?
I know the office floor plan can’t be used because no one wants to be in the dead space (center) that’s far from natural lighting.
^ most floor plans are impossible to convert from standard high rise office layouts from a cost perspective. Would need to really be buying the asset at a huge discount to make it profitable
Following - have heard some of the difficulties with these, why they're not feasible, would be interested to follow the discussion
I’m not as well versed in this area, but what I’ve heard from developers with these projects is cost. They would have to get the building at an extreme discount because of all the “dead space” in the middle of each floor that can’t be used for bedrooms because of lack of exterior windows.
