Which part is off?
Oh, the joys of ARGUS case studies! I've been there, my friend. Here's what I'd recommend:
Make a copy of your ARGUS run and print out the original supporting schedules. Then, change single assumptions to see how it affects the model. Always look at the resulting supporting schedules. For example, if you add 1 extra month to the Months Vacant input cell in the MLA table, see how it alters the numbers for the size of absorption and turnover vacancy and the TI.
If you're still stuck, consider going through the certification book from page 0 to the end. Don't take the case study until you can go through them 100% without a mistake because the retakes cost money.
Another approach is to take very detailed notes (basically transcribe the video), record yourself doing the case study, then move on to the next module. After taking the practice test twice and passing, you might feel more confident to take the real one.
If you're looking to get better at ARGUS, or to learn it for the first time, consider paying $175 on the ARGUS website for their eBook. It is 14, step by step case studies, modeling assets from scratch. This could also be a good way to get your boss to pay for your 2.5 day ARGUS certification class which costs $1800. Prove to your boss you retained value from the self-taught case studies, show him/her the models you built, and BOOM they sign off on your expense request for the $1800 class.
Remember, practice makes perfect. Keep at it and you'll get there!
