Cold Emailing RE Shops About Private Off Market Deal

Basically the topic.
I was made aware of a luxury residential property possibly making inquiries soon of a sale at a discount (25% below Knight Frank valuation, $100 - 150mm+ deal size) as revealed to me by the an acquaintance related to the majority shareholder of the selling entity. I'm hoping to cold email RE shops in the region (Emerging Asia, relatively high income, politically stable compared to rest of region with stable growth) to capitalize on this opportunity before they start shopping around and maybe gain a decent finders fee from this transaction. I know for a fact I have the entire Q1 to cold email and pitch REPE shops but how can I catch one of these RE shops attention during my cold email? 

What do I reveal in the email? What do I not (to prevent them from going straight to the source and undercutting me)?  Is there a format for this? Are there any APAC/Emerging Asia RE shops that you guys would suggest? Do I cold email Associates, VPs, or MDs about potential deals?

Not just interested in the $ since I have no idea how much I'll be getting but I doubt it's anything more than 5 figures. More interested in being able to put this on my resume to showcase deal sourcing and possibly use this as a talking point for when I eventually recruit for PE

 

Are you suggesting that you as an intern try to get the attention of LPs as sponsor with an off market deal? Unless the sellers give you an exclusive and agree ti pay you a fee for bringing them a buyer, anyone you talk to can and will go around you because you're not adding any value. One thing I can assure you is that whatever buyer you may find will not pay you any fee. Can't wait till ozy sees this thread lol.
